Q. I watch all the design TV shows – couldn’t I just do a house makeover myself?

We know from both our own personal experience and from assisting others that trying to stage your own home is very difficult.  It is virtually impossible to see your own home objectively – as everything in your own home is so personal. Personal tastes get in the way and flaws are often overlooked.  Your home is an expression of who you are – a reflection of you. BUT – staging is not about who lives in the house, it is about what the buyer will be attracted to. It is about enabling potential buyers to see themselves living in the home – they are buying a lifestyle – staging is mandatory!

Q. When is the best time to have a House Makeover To Sell?

Preferably before it is listed on the market and ready for your professional property photographs to be marketed on the internet, Estate Agents window and local newspaper. A picture paints a thousand words, so professional photography is crucial to promote all of your hard work.  It is in the first two weeks that most amount of interest is shown. It is crucial that your home looks its very best from the offset, so that buyers and their estate agents can SEE and not imagine your home’s potential.

Q. What if my property has been on the market for months – isn’t it too late to have a House Makeover to Sell?

Although you can never replace that crucial first impression, it is never too late! To enable us to professionally stage your home quickly with maximum effect, we will liaise with your Estate Agent to make key transformations, such as, de-personalising, de-cluttering, improve layout, maximise light and accessorise to maximum effect. No decoration necessary.  We will provide you and your Estate Agent with beautiful new photos to use in your marketing.  Then, with your Estate Agent we can re-introduce your home, with its new look, to the market!

Q. My home has a few things that need repairing, should I bother to fix them or sell “AS IS”?

I would always say fix them, as a potential buyer will be looking around your home with magnifying glasses and will use anything that isn’t repaired as a negative against your property to reduce the selling price. We will work with you to target the most important repairs cost effectively.

Q. My home has been Interior designed, why should I have a House Makeover To Sell?

Interior Design is very different to Home Staging. Interior design has a much larger budget and time frame, is an additive process and personalises a space, opposed to Home Staging which is at minimum cost, temporary, is an editing process and de-personalises a space, to make it appealing to a wider audience for a quicker sale. In your case I would strongly suggest recommendations on how you could de-personalise your home with least upheaval to appeal to a much larger target audience of potential buyers to achieve a quick sale – or your home could end up a wallflower!

Q. What if I don’t want to sell or rent, but want expert advise on how best to present my home - and will it cost as much as an Interior Designer?

Definitely not! Following a verbal consultation, either you can do the work yourself or you can let the The House Makeover Company do as little or as much as you require. We can use your existing furnishings and accessories in ways that you never imagined!

Q. How long will it take for a House Makeover to Sell?

It is totally up to you!  It all depends on how much work there is to do – it can take as little as a half day ‘quick fix’ following a consultation, to a one or two day makeover. If you prefer to do the work yourself following our suggestions we can suggest suppliers and trades people to help you prepare your house for sale in your own time frame.

Q. Can I do some of the work myself?

Yes.  It is totally up to you. You may want to do everything yourself following our suggestions or decide to have further services.” We can do as little or as much as you want”.

Q. Why should I invest money in a home I plan to sell, when I need every penny for my new home?

‘Don’t be penny wise and pound foolish’. At minimum cost, you can enhance your homes features to make it more appealing to a wider target audience, achieve a quicker sale for the highest possible price – and have less people traipsing through your home!

Q. Do you work with an Estate Agent?

In many cases an estate agent will recommend us to you because your home is already on the market but is sticking.  Usually no decoration is needed, only maybe room layout, de-personalising, de-cluttering and final touches to create buyer appeal.  This also can be carried out by yourself following a consultation, mini report or detailed illustrated report. If preferred, we can carry out the makeover process for you.  Alternatively you can contact us prior to your house being marketed and be one step ahead!

Q. Do you work with house builders, as I want to buy a new build and have 6 weeks to sell my own?

Yes, in many cases we are introduced through house builders, as they know the quicker your house sells, the quicker they have a sale.  It is a ‘win win’ situation.

Q. I have a property that I want to rent out, how will Makeovers To Rent help me?

You can choose from our many services were we can do as little or as much as you require. Using proven strategies and techniques we will suggest and advise you how to maximise your rental return.

Q. When is payment due?

Depending on the level of service we generally ask for payment up-front, or on the day.
